Why Some Long Island Homes Sell Faster Than Others

If you’ve been watching the Long Island real estate market, you may have noticed something interesting: two similar homes can go on the market at roughly the same time, yet one sells quickly while the other sits.

Why?

There usually isn’t just one reason. After more than 40 years in Long Island real estate, we’ve seen that several factors can make a significant difference in how quickly a home attracts the right buyer.

1. Pricing It Right From the Beginning

The first few days a home is on the market can be extremely important.

A new listing tends to receive the most attention when it first appears online. Pricing a home too high can cause buyers to pass it by, while a properly priced home may attract more showings and potentially multiple interested buyers.

The goal isn’t simply to put the highest possible price on a home. It’s to determine the price that gives the seller the strongest position in the current market.

2. First Impressions Matter

Buyers often begin forming an opinion before they even walk through the front door.

A freshly cut lawn, trimmed landscaping, clean entrance and well-maintained exterior can immediately make a home feel more inviting.

Inside, a clean and uncluttered home allows buyers to concentrate on the property rather than the belongings inside it.

You don’t necessarily need an expensive renovation. Sometimes relatively small improvements can make a noticeable difference.

3. Great Photography Gets Buyers Through the Door

Today, a buyer’s first showing usually happens online.

Before scheduling an appointment, buyers are looking at photographs on their phones, tablets and computers.

Bright, professional photographs can help a property stand out and encourage buyers to see it in person. Dark or poorly composed pictures can have exactly the opposite effect.

4. Make It Easy for Buyers to See the Home

The easier a home is to show, the more opportunities there are to find the right buyer.

We understand that keeping a home ready for showings isn’t always convenient, especially when you’re still living there. But being reasonably flexible with showing times can make an important difference during those critical first weeks on the market.

5. Local Market Knowledge Matters

There isn’t one single Long Island real estate market.

Conditions can vary considerably between Massapequa, Seaford, Wantagh, Farmingdale, Merrick, Levittown and other nearby communities. They can even differ from one neighborhood to another within the same town.

That’s why recent local sales, current competition and buyer activity in your immediate area matter when developing a selling strategy.

6. Marketing Should Go Beyond Putting a Home on the MLS

Putting a property on the MLS is important, but it shouldn’t be the entire marketing plan.

A strong strategy can include professional photography, online exposure, social media, the brokerage’s website and direct communication with buyers and other real estate professionals.

The objective is simple: get the home in front of as many appropriate buyers as possible.

7. Experience Helps When the Offers Arrive

Getting an offer is only part of selling a home.

Price is obviously important, but so are financing, contingencies, timing and the buyer’s overall ability to complete the transaction.

When multiple offers are involved, understanding the strengths and weaknesses of each offer can be just as important as looking at the number at the top of the page.
